Choose a specification, not just a brand list
For a Chennai home, material choices need to respond to the structural design, exposure, use, budget and maintenance plan. The same brand can sell products for very different applications. A meaningful specification identifies what will be used and how its suitability will be checked.
Structural materials
Concrete grade, reinforcement grade, cover, durability requirements and the foundation scheme belong to the structural engineer’s design. Site investigation and exposure conditions inform those decisions. A website’s generic minimum should not override the approved structural specification.
Ask how material certificates, concrete testing, inspection records and any approved substitutions will be documented. Manufacturer names alone are not evidence that the right grade or installation method was used.
Waterproofing and drainage
Discuss terraces, wet areas, joints and other moisture-exposed parts as systems. Surface preparation, compatible products, drainage, detailing, testing and maintenance all matter. Do not select a membrane or a coating solely because it is described as premium.
Ask for the proposed system, manufacturer instructions, inspection and testing approach, and the actual warranty terms before finishes conceal the work.
Walls, windows and heat
Compare wall and window assemblies for the intended design. Shading, glazing, hardware, seal details and installation can affect comfort and durability. No wall or window material is universally crack-free, soundproof or maintenance-free.
Consider how windows will be cleaned and serviced, and how openings work with security and ventilation. Review coastal exposure where applicable to your site.
Electrical, plumbing and finishes
Confirm product types, ratings, allowances and installation responsibilities with the relevant designers and contractors. Coordinate switch locations, plumbing routes and access points before finishes are fixed.
For tiles, joinery, fittings and paint, record the model or allowance and a selection deadline. Product changes can affect dimensions, procurement and the programme.
