How much will your Chennai home cost?
Start with the area you intend to build, not the size of the land. A 1,200 sq.ft plot does not automatically mean 1,200 sq.ft of construction. Setbacks, parking, the approved design and the number of floors affect the final built-up area.
Izhlan Infrastructure’s listed residential specifications start at INR 2,199/sq.ft for Standard and INR 2,599/sq.ft for Premium. These are starting points for the listed material specifications, not a guaranteed total project price.
Calculate total built-up area once
Add the built-up area of every floor. A house with 750 sq.ft on each of two floors has 1,500 sq.ft of total built-up area. Multiply that total once by the package rate. Do not multiply by the number of floors again.
For a 1,500 sq.ft total build:
- Standard calculation: 1,500 × INR 2,199 = INR 32,98,500.
- Premium calculation: 1,500 × INR 2,599 = INR 38,98,500.
- The difference in these base calculations is INR 6,00,000.

What changes a construction quote?
Site and structure: Access for materials, the soil investigation, foundation design, neighbouring structures and any special site preparation can change the scope.
Design: Floor heights, spans, staircases, elevation details, service requirements and roof use affect quantities and execution. A simple area calculation cannot capture every design decision.
Finishes: Compare tile allowances, joinery, glazing, sanitary fittings, wiring and painting by specification. A brand name alone does not identify the product or allowance included.
Build an all-in budget separately
Ask how the quote treats taxes, statutory approval fees, design and investigation, compound wall and gate, borewell, sump, utility connections, interiors, appliances and landscaping. Mark each item included, excluded or provisional. Keep a separate reserve for decisions and work that are not yet fixed.
A signed proposal should state the area measurement method, the agreed drawings, payment stages and how changes will be priced. A fixed price applies to its defined scope.
