Assess the plot before you generalise about OMR
OMR and the surrounding neighbourhoods cover many different sites. A locality name does not establish soil bearing capacity, groundwater conditions, flood exposure, utilities or the applicable approval route.
For a proposed home in Padur, Perumbakkam, Sholinganallur or another OMR area, begin with the individual plot and proposed building.
Access and street conditions
Visit the street, not just the plot on a map. Check the approach road, space for unloading, neighbouring construction and practical storage. Ask how the contractor will manage materials without blocking access or affecting adjoining properties.
Soil and drainage
Commission a site-specific soil investigation to inform the engineer’s foundation design. Do not select isolated footings, a raft or piles solely because another house nearby used them.
Review the plot’s levels, local drainage and available evidence of waterlogging with the design team. Floor levels, site drainage and the external works should be coordinated rather than decided independently.
Utilities
Confirm available water, electricity and drainage arrangements with the relevant providers. Include temporary construction services and permanent connections in the scope discussion. Do not assume a borewell, sump or connection charge is covered by the headline residential rate.
Permissions

Comfort and maintenance
Discuss shading, ventilation, rain protection and service access in the layout. Material choices should follow exposure, use and engineering requirements; proximity to the coast is one consideration, not a complete specification.
Bring the information together
Share the location pin, dimensions, available documents, approximate built-up area and budget. Compare itemised scopes and confirm which site-related items remain provisional.
